A VA loan's defining benefit is that a borrower with full entitlement buys with no down payment. The cost of that benefit, in a falling market, is that there is no equity to lose first.
โ โ โ A buyer who puts 20% down absorbs a 3.5% decline out of their own equity and is still comfortably above water. A VA buyer at 0% down is below the purchase price from the first month, and a sale then has to cover the loan balance plus selling costs out of a lower price. In practice that means bringing money to closing in order to leave.
โ โ We are not telling you not to use your benefit. We are telling you that at Fort Knox, right now, the question "how long will I be here?" is a financial question and not a lifestyle one.
โ โ What we actually say, by situation
- โ โ A short tour, two or three years. We would want to look hard at renting, or at buying only if you are genuinely willing to keep and rent out the house afterwards rather than being forced to sell into whatever the market is then.
- โ โ A longer posting, or Kentucky as home. A soft market is the better side of the cycle to be buying on, prices here are a fraction of the $832,750 limit, and the transfer tax is 0.10% on the seller. This is a reasonable place to buy and stay.
